Who is Legally Required to Have an EICR?
Landlords: Legally required in England to have an EICR every 5 years or upon tenant change.
Homeowners: Recommended every 10 years, or when buying/selling a property.
Commercial Premises: Generally, every 5 years, though this can be more frequent based on usage.
How Long Does an EICR Take?
It depends on the size and complexity of the property, typically taking 1 to 4+ hours.
What Do the EICR Codes Mean?
C1 - Danger Present: Risk of injury is likely; immediate action is required.
C2 - Potentially Dangerous: Urgent remedial action is needed.
C3 - Improvement Recommended: Further improvement is advised but not required for safety.
FI - Further Investigation: The inspector cannot determine safety without more investigation.
Note: Only C1, C2, and FI render a report "unsatisfactory".
Does an EICR Cover Appliances?
No, it only covers fixed electrical installations. Portable appliance testing (PAT) is required for kettles, TVs, and other plug-in devices and is usually an extra cost.
Who Can Carry Out an EICR?
Only a qualified and competent electrician or approved electrical contractor (e.g., NICEIC, NAPIT) should perform an EICR, usually holding a City & Guilds 2391 qualification.
What if I Don't Get an EICR?
For landlords, failure to provide a valid EICR can lead to heavy fines, legal action, and potential invalidation of insurance.
What happens if the report is unsatisfactory?
If a C1 or C2 code is issued, the installation is considered unsafe. You will receive a quote to fix these issues, which should be done promptly.
